A million dollars sounds like a lot of money — until you start house hunting in the Tri-Valley. Then you learn the truth fast: $1M buys you a very different life depending on which city you're standing in.

I pulled the latest numbers for Dublin, Pleasanton, San Ramon, and Livermore so you can see exactly what your money gets you in each one, plus the real monthly payment math at today's rates. No fluff.

The headline: only one Tri-Valley city sells houses at $1M

Here are the August 2026 median prices for existing single-family homes (California Association of REALTORS®):

Read that again: in San Ramon, Dublin, and Pleasanton, $1M is roughly 40% below the median house price. You are not buying a single-family home for $1M in those three cities — you are buying a condo or townhome.

Livermore is the exception. At a $1.10M median, $1M puts you within reach of an actual house with a yard. That's the single biggest thing to understand about Tri-Valley buying power right now.

Dublin — $1M buys a condo or townhome

With the single-family median at $1.63M, $1M in Dublin means attached living: a 2-bedroom/2-bath condo (recent sales around $650K–$780K) or a newer 3-bedroom townhome pushing up toward $950K–$1M. Expect HOA dues of roughly $350–$570 a month in most complexes.

Pleasanton — $1M buys a condo or townhome

Same story at a $1.60M single-family median. Townhomes in Pleasanton have recently sold in the high $700Ks, and 2-bedroom condos land in the $600Ks. San Ramon — $1M buys a condo or townhome (choose carefully)

At $1.74M, San Ramon has the highest single-family median of the four. Condo prices vary a lot by neighborhood — from the high $400Ks in some complexes to $900K+ in others — so $1M can buy anything from a modest 2-bedroom to a spacious 3-bedroom townhome depending on where you look. Livermore — $1M buys a house

Here's where the math changes. Livermore's single-family median is $1.10M — down 9.7% from last year, the biggest reset in the Tri-Valley. At $1M you're shopping entry-level single-family homes: typically 3 bedrooms, 1,200–1,600 sq ft, maybe an older kitchen, but a real yard and no HOA.

For a buyer who wants a house — not a condo — Livermore is the only Tri-Valley answer at this budget. The tradeoff: a longer commute if you work west, and an older housing stock on average. See Livermore homes & local guide →

The real monthly payment math

Everyone quotes the price. Almost nobody quotes the payment. So here it is, at roughly 7% on a 30-year fixed with 20% down ($200,000 down, $800,000 loan):

Two things jump out. First, the Livermore house can actually cost less per month than the Dublin condo, because there's no HOA. Second, the down payment is the real gatekeeper: 20% of $1M is $200,000 in cash. With 10% down ($100,000), add private mortgage insurance and your payment climbs further.
